The market is stabilizing after reaching a level of superficial appreciation from the last two years. Demand remains steady, inventory is still lower than in a balanced market, and interest rates are still lower than in previous decades. Though recent rate increases have impacted some local buyers, there is still hope with new loan assistance programs and small decrease in prices. The graph below shows a modest decrease in median sale price while the amount of inventory has increase significantly towards more market equilibrium.
What does this mean for you if you are selling?
The number of buyers who are willing to offer at inflated levels has decreased, so it is best to market at the right price(account for long-term maintenance items coming due, AC/Roof/Plumbing/well/septic). Get a starting reference point with a complimentary home evaluation here.

Don't leave any assistance on the table! Several lenders are able to advise you on state and local assistance programs. Always think of you monthly payment as the most important factor - not necessarily the interest rate.
